- Each owner shall keep each unit in a good state of preservation and cleanliness and shall not sweep or throw or permit to be swept or thrown there from, or from the doors or windows thereof, any dirt or other substances. This includes debris from cigars and cigarettes [butts] being discarded from balconies or onto common areas.
- Water closets and other apparatus in the buildings shall not be used for any purposes other than those for which they were constructed. The owner in whose unit such misuse occurred shall pay for any damage resulting from misuse of any water closets or other apparatus.
- All damage caused by the moving or carrying of any article therein shall be paid by the owner responsible for the presence of such article.
- Any damage to the buildings, recreational facilities or other common areas or equipment caused by any residents or their families, tenants and guests shall be repaired at the expense of the unit owner.
- Parents shall be held responsible for the actions of their minor children and guests.
- The use of skateboards or similar wheeled toys is prohibited on condominium property.
- Unit owners are required to maintain the interior temperature of the unit at a minimum of 55o F to prevent freezing of pipes. Unit owners are also required to shut off the water in their unit. Unit owners will be responsible for paying the costs of repairing any damage that occurs as a result of failing to abide by this paragraph.
- Smoking is prohibited on all condominium common areas (including, but not limited to the parking area, pool area, stairwells and deck walkways).
- Condo rentals must be for a minimum of seven (7) days. Unit maximum occupancy for rental is eight (8). Leases for rentals must be submitted to the association president seven (7) days prior to the rental period.
- Please do not hold the elevator door open for a period of more than one (1) minute. If held open for longer than a minute, the elevator will shut down and a call to the elevator company must be made to restart the elevator at a very high rate.
- Please keep common areas clean. NO GLASS IN ANY COMMOM AREA. If you see something you feel is not right, please take care of it if possible. If you cannot make it right, report the problem as required.
